In practice
For UAE mainland company setup, an Ejari-registered office lease is mandatory — the trade licence is issued only after Ejari registration. Ejari registration costs approximately AED 220 and is the landlord's responsibility (typically actioned at lease signing). The Ejari certificate is the proof of address used for visa applications and bank account opening.
